Yep, its much better than masha even in attack speed build. So i have test crit build right now in traning modee, and you are actually right. If you have axe, scarlet phantom and berserker fury you may desrtoy a tower by a 10 sec without a minions. Its cringe.

And sun have more mobility than masha right now.

I never played sun before, why should we make Corrosion Scythe first instead of Demon Hunter Sword? Isn't better to make DHS first?

Because of the movement speed and slow down, it helps you get the kill or escape. With DHS as first item you cant kill anyone, you can heal while you jungle or kill suicidal enemies, but you cant chase and kill or gank and kill.
DHS could be the second item if you are fighting other fighters, but recently I have changed it for more movement and attack speed, or maybe even defence.
